Edisto Beach...have you ever found a Diamond in the Rough???
The Edisto Beach Real Estate Advisor
Have you ever really seen a Diamond in the rough….
This is the time of year to come to Edisto Beach. It is still warm and sunny. All of the tourists have gone home. The birds are singing-the fish are jumping. You get the drift. It is my favorite time of year on Edisto!
Today is the anniversary of the collapse of Lehman Brothers that let to a deeper recession and a litany of government programs that tried to end the pain of the slow down. Whether, the government stimulus programs worked are yet to be seen. I know that our government has spent a lot of money on our behalf and I am really not certain just how we intend to pay for the bill. Time will tell.
As for the Edisto Real Estate market, as I premised last week, the market has seemed to stabilize. We are not seeing near the amount of price reductions that we saw in the spring and the buyers are beginning to look again. It should be a quite productive fall selling season.
Again, I have picked the Edisto House of the week from another listing company:
2503 Palmetto Blvd, Edisto Island, SC
This one came to me by surprise. Our company listed and sold this home back in 2007 for $660,000. At the time, the house was in need of some tender love and care. It needed painting, flooring and new furniture. The original list price was $769,000 in 2006- makes this house quite a deal at $619,000.
Moreover, this home has had a total makeover. New flooring, new paint, new kitchen counter tops and a major cleaning. When I walked into the house last Saturday, I thought that I was in the wrong place. My client asked me about the beautiful flooring as soon as I walked into the entrance. I looked down and then up and noticed that not only the ceiling that had been painted but the brown paneling on the walls. It was quite a surprise when I caught a glimpse of the tiled kitchen. It was fantastic makeover. I applaud the interior decorator!
Here are the Pros:
2nd Row Great Location Beautifully Landscaped Yard w/irrigation
Big Deck Pottery Barn Style Furniture
Golf Cart Storage Strong Rental History
Very Clean Lots of Parking for boats and guest
Here are the Cons:
Built in 1978-it has good bones but is still an older home
Where is the back door and back deck or screen porch???
Needs a Master Bathroom.
2503 Palmetto Blvd, Edisto Beach South Carolina

All and all, I would give this Edisto Beach House a thumbs up. It might be older but it has been completely been remodeled and refurnished. It looks and feels like a brand new beach house. Also, it is just a few steps to a great beach.
Again, I hope your week is prosperous and safe. As always please feel free to ask questions, or request an estimate concerning the cost of ownership(taxes, insurance, rental income, etc.).
Until next week, I will be your eyes and ears on Edisto
